1. About Us

Cloud Breeze Holidays is a holiday home and short-term rental management company operating in the United Arab Emirates. We manage and market furnished holiday homes for short and extended stays.

2. Bookings & Reservations

• All bookings are subject to availability and confirmation.
• Guests must be 18 years or older to make a reservation.
• Accurate personal and payment information must be provided at the time of booking.
• We reserve the right to refuse or cancel bookings that violate our policies.

3. Check-In & Check-Out

• Check-in: From 2:00 PM
• Check-out: By 11:00 AM
• Early check-in or late check-out is subject to availability and may incur additional charges.

4. House Rules

Guests agree to follow all house rules provided before or during their stay, including:

• No smoking inside the property
• No pets (unless explicitly stated otherwise)
• Respect for neighbors and community quiet hours
• No parties or illegal activities

Failure to comply may result in immediate termination of the stay without refund.

5. Payment & Security Deposit

• Full or partial payment may be required to confirm a booking.
• A security deposit may be requested to cover damages, missing items, or violations.
• Any damages beyond normal wear and tear will be charged to the guest.

6. Cancellation Policy

• 80% refund if cancelled up to 14 days before arrival
• 50% refund if cancelled up to 7 days before arrival
• No refund for cancellations made within 7 days of arrival

Cancellation terms may vary for special offers or long-term stays.

7. Guest Responsibilities

Guests are responsible for:

• Maintaining the property in good condition
• Reporting damages or issues promptly
• Complying with UAE laws and community regulations

Cloud Breeze Holidays is not responsible for personal belongings lost or damaged during the stay.

8. Liability Disclaimer

Cloud Breeze Holidays shall not be liable for:

• Personal injury, illness, or accidents
• Loss or theft of personal belongings
• Service interruptions due to events beyond our control

9. Changes to Terms

We reserve the right to modify these Terms & Conditions at any time. Updated versions will be posted on our website.

10. Governing Law

These Terms & Conditions are governed by the laws of the United Arab Emirates.
